LEASING & PROPERTY MANAGEMENT SERVICES

Exclusive Leasing Only Services:

Market & Advertise Property to Potential Tenants/Renters
Tenant Procurement
Tenant Screening (Credit, Background, Rental/Mortgage History)
Employment/Income should be 3 times the rent amount
Lease Preparation
Commission – 1st month’s rent (Paid at time of lease signing)
Move-in inspection/Walk thru

Exclusive Leasing with Property Management (Limited or Full Services):

Market & Advertise Property to Potential Tenants/Renters
Tenant Procurement
Tenant Screening (Credit, Background, Rental/Mortgage History)
Employment/Income should be 3 times the rent amount
Lease Preparation
Commission – 1st month’s rent (Paid at time of lease signing)
Conduct Move-in & Move-out Inspection/Complete Report with photos and/or video
Collect Rent (Ex. Property Management Fee = 8-10% of rental amount)
Coordinate Maintenance (Maintenance Requests, Repairs, General Upkeep)
Send monthly Income/Expenses statements to Landlord
Provide 1099 of Rental Income to Landlord
Handle Legal Eviction Process or Refer to an Attorney (separate Retainer Fees apply)
Handle Administrative tasks on behalf of the Landlord
